HDB launches nearly 5,000 BTO flats in August exercise, including 2 projects under prime area model

SINGAPORE: The Housing and Development Board (HDB) upon Tuesday (Aug 30) launched 4, 993 flats under the August Build-to-Order (BTO) exercise.

The flats will be spread across 7 projects in both adult and non-mature properties – namely Ang Mo Kio, Bukit Merah, Choa Chu Kang, Jurong Eastern, Tampines and Woodlands.

The models are available at prices starting from S$113, 000 meant for three-room flats plus S$217, 000 regarding four-room flats right after grants, said HDB in a press release.

Of the seven tasks, two in Bukit Merah –  Havelock Hillside and Alexandra Vale –  are under the Prime Place Public Housing (PLH) model.

“Up to 20 per cent of the PLH houses in the two projects will be set aside pertaining to first-timer families, and up to 2 percent for second-timer family members, under the Married Kid Priority Scheme, ” said HDB.

This is two-thirds from the usual quota.

“The reduced contingent will provide more possibilities for Singaporeans exactly who do not have family members residing near the area to also have an opportunity to reside in these locations, ” said HDB.

Alexandra Vale will also be integrated with two-room rental flats to ensure an inclusive living environment, this added.

Since PLH flats include additional subsidies, owners will have to return to HDB a percentage of the resale price or value upon the sale for their flats, whichever is higher.

For Havelock Hillside and Alexandra Vale, the amount to be retrieved from the flat purchasers is fixed with 6 per cent and will apply regardless of when the flats are sold in future, said HDB.

This end up be recovered is commensurate with the level of the additional subsidy that has been provided.

The housing plank also advised house buyers looking to transfer to their flats faster to consider BTO projects in Choa Chu Kang, Tampines and Woodlands as these have the shortest waiting moments at 3. almost eight years or much less.

To meet different housing needs, flats ranging from two-room Flexi to five-room and 3Gen flats will also be being offered in this BTO exercise, said HDB.

Applications regarding flats launched in the August 2022 BTO exercise can be produced online on HDB InfoWEB from Aug 30 to Sep 5.

Applicants can go for only one level type or class in one town beneath the BTO exercise, stated HDB.

People who wish to take up a good HDB housing loan for their flat purchase need to produce a valid HDB Loan Eligibility (HLE) letter whenever they book a flat, except for young couples who are entitled to deferment of revenue assessment.

UPCOMING BTO LAUNCH

HDB also mentioned it would offer regarding 9, 500 BTO flats in cities and estates such as Bukit Batok, Kallang Whampoa, Queenstown, Tengah and Yishun in November this year, with increased details to be announced.

Overall, HDB is on track in order to launch up to twenty three, 000 new condominiums in 2022.

In February 2023, HDB will then offer about 2, nine hundred to 3, nine hundred BTO flats within towns and estates such as Kallang Whampoa, Queenstown and Tengah.

“HDB will certainly launch up to twenty three, 000 new houses in 2023, and it is prepared to launch as much as 100, 000 condominiums in total from 2021 to 2025 if needed, subject to existing demand, ” mentioned the board.

“HDB will carry on and monitor the housing demand and alter the plans where necessary. ”
